PROJECT DESCRIPTION:
This family-friendly development, consisting of 19 light and airspace condos, offers the convenience of a short walk to wonderful shopping in Walnut Creek. The location is situated west of or “behind” the busy commercial corridor of N. Main St. and near the intersection of Geary and N. Main, where there is a substantial concentration of retail, shopping and restaurants.
The project faces Pioneer Ave., as it curves from East-West to North-South. Residents can access the project by turning south from Geary Rd. onto Pioneer Ave, then turning
right into the primary access drive for the property. An intent to limit traffic in the neighborhood has produced a site plan with the only entrance (with exit) closest to the commercial area so the traffic load on Pioneer Ave is not overly burdened. Space has been allowed for an emergency vehicle turn-around within the site; thus no secondary vehicular egress is needed.
The project dwellings are a combination of stand alone single family homes and double homes, or Duets, that have a shared party wall between. There are seven of these Duets, all of them 3 story. There is 1 stand-alone 3 story and the remaining 4 units are larger 2 story stand alone homes.
All the units have a 2 car garage, up to 4 bedrooms and a generously sized balcony carved into the building volume. There are no cantilevered balconies. The front door entry for 9 of the homes will be directly off of Pioneer Ave. The balance of the homes have their entry off the single internal street. Central to the project is a large communal green area for the outdoor enjoyment and relaxation of all the residents. The homes have been carefully arranged to allow each to have direct access to green space. As part of the neighborhood improvements along Pioneer St, a new sidewalk, street parking and curb & gutter will be built. Within the development, an internal pedestrian path lines either side of the internal drive aisle. Pathways cut through the site leading to open space, a communal mailbox area and other gathering spaces
The general design style of the immediate neighborhood is eclectic with no dominant
architectural language. A few nearby homes are traditional and some are contemporary. There are several multi-family developments within a 1 block area of the project site that have a simple minimal façade language with punch opening windows and low pitched roofs. The Pioneer Village project will pick up on this minimal style; not overly ornate but with strong classical proportions and easily discernible building volumes to enhance the neighborhood.
